Introduction

The Barn Gallery Bed and Breakfast consists of a three bedroomed (1 x double, 2 x twin) former 16th century stone and brick farmhouse with internal timber framed and mud and reed walls, at one time thatched but since pantiled for the past 200 years .  The house has been altered and added to over the centuries to provide comfortable accommodation whilst maintaining its original character.

• The nearest town is Sleaford 6 miles away with a train service to Grantham, 10 miles and Lincoln, 24 miles.

• Accommodation is only suitable for guests with mobility impairment who are accompanied to ensure the safety of the guest.

 
Arrival & Car Parking Facilities

• Access to the house is through the front door.


• Access to the rear of the house is through an adjacent 5 bar gate and across a wide gravelled driveway with adjoining brick footpath leading to the back door.  The gravel driveway provides parking for up to five averaged size motor cars.


• The back door and parking area is well lit with automatic lighting.

 
Main Entrance, Reception & Ticketing Area

• The main entrance is through the front door.  Alternative access is through the back door as described above.  All guests are met by the hosts.

 
Public Areas - Hall, Stairs, Landing, Corridors etc

• Most rooms on both floors are at different levels with steps up/ down to most rooms.  All doorways vary in height between 5feet 6inches (168 cm) and 6 feet (183 cm).  The bottom sections of two of the doorways on the upper floor form a 2 inch (5 cm) step, this being the exposed sections of the main house frames.


• The floor in the front entrance hallway and dining room is Amtico laminate.  That of the rear hallway and the adjacent scullery is lino.  The guest sitting room floor and all bedrooms are carpeted.  The guest bathroom floors are of non slip laminate.

• The guest bedrooms are on the first floor, there are none on the ground floor.  The main access to the principal bedrooms is by way of a narrow steep but short staircase.  There is a wider secondary staircase which has access through the kitchen and can be used by those more infirm.  Although feasible, access to the bedrooms is considered difficult for the disabled.

• Lighting throughout the house is moderate and in keeping with the character of the building.

• There is a guest sitting room on the ground floor with a step down onto a carpeted floorand a study area on the first floor landing accessed by two steps up from the top of the main staircase

• The dining room is in keeping with the character house.  The dining table can seat six comfortably.  Lighting is soft, the floor is Amtico laminate.  Chairs are firm and comfortable and of varying sizes suitable for Daddy Bear, Mummy Bear and Baby Bear.

• All bedrooms have television with remote control, battery operated fire alarms and tea making facilities.
